Laboratory Design Services

From estimates to design and construction.

One of our strengths is our preconstruction capability. Unlike most subcontractors, we have the ability to provide the most comprehensive estimating and value analysis information throughout the design process, beginning with the schematic development and extending through completion of the final construction documents.

Our conceptual estimating efforts are based on the use of accurate, active, and historic cost data on all of our products. Our ability to estimate correctly from the outset enables the development of a Guaranteed Maximum Price (GMP) early in the design process. A dependable interior finish GMP increases accuracy in all subsequent project cost estimations.

Architectural Services

We are very conscious of the need to provide the architectural and lab planner communities with the most current information relative to product specifications, construction details, and manufacturer updates. To achieve these objectives, we have a group of representatives dedicated to calling on the lab planners and architects most actively involved with laboratory projects. The services provided include:

  • Literature/catalog updates

  • Specification review or development

  • "Lunch and learn" training sessions

  • Budget estimating

  • Project tracking

  • Tours of manufacturer facilities or completed ISEC installations.

Design Assistance

An effective, efficient design is critical to the functionality of any new laboratory. In addition, a carefully developed design will result in the most accurate pricing and scheduling information. We have the team of experienced professionals, familiar with many types of laboratories, to provide the following design and lay-out assistance:

  • Establish lay-out based on traffic patterns, lab function and equipment interface.

  • Locating fume hoods for safest operation.

  • Location of safety equipment -- eyewashes and emergency showers.

  • Product selection and specification development.

  • ADA Awareness.

  • Auto CAD drawings of plans, elevations, mechanical coordination, and product details.

Budgeting

We can provide varying levels of budget information for any laboratory project. For very conceptual projects, lineal foot or square foot numbers can be determined. The budget can then be revised as the design evolves. For labs where the design has been established, budgets can be prepared for the project by room or area. We take great pride in continually updating its budget database to ensure that we provide accurate, complete, and competitive budgets.

Value Engineering

Frequently, a client determines that budget resources will not allow for the procurement of a lab project as it was originally designed. Because of our experience, and the variety of product solutions available, we can propose many design and product alternatives that retain project functionality without sacrificing performance. To shorten the design and procurement process, consider utilizing us as a product/design consultant early in the planning process. We can then focus our efforts on proposing designs and products that more closely correlate with any financial constraints.

Estimating

An accurate and timely estimate is critical to finalizing the procurement process. The type of estimate prepared is a function of the procurement process and the completeness of construction documents. For finalized designs, a scope letter and lump sum price will be prepared. The scope letter will clearly and explicitly define those products and work activities either included or excluded from our proposal. For design/build projects or for estimates based upon partially completed documents, a conceptual estimate is usually prepared. Similar to budgeting, conceptual estimating makes use of our active and historic cost data analysis and our experience with many types of lab projects to establish a Guaranteed Maximum Price (GMP). An accurate GMP for laboratory finishes increases the overall accuracy of all subsequent project cost estimating.

Installation

Our installers are truly responsible for transforming an array of components into a beautiful and functional laboratory. We have defined and refined our quality standards over the past 20+ years to ensure that you get the most efficient and accurate installation possible. Our installation crews are responsible for initiating our own punch list before the owner, architect, or contractor ever generate their own. As a result, post installation warranty issues are minimal. Our team of skilled craftsmen possess extensive experience working with all commercial products.
